  • Here's what you can expect

    CONTRACTS:

    • Review all documents for deadlines and accuracy

    • Send executed contract to all parties with introductions as a member of your team

    • Confirm escrow deposit and obtain receipt

    • Order Home Warranty as needed, provide invoice to title company

    • 24/7 Access to contract progress

    • Weekly Progress Reports sent to clients

     

    KELLER WILLIAMS AGENTS:

    • Manage Command files / Provide all necessary documents for Broker Approval

    • Submit Greensheet to MCA / Obtain DA / Submit to Title

    INSPECTIONS:

    • Confirm home and/or termite inspections, inform all parties

    • Monitor repairs and collect receipts/invoices before closing

    HOA / CONDO ASSOCIATIONS:

    • Collect copies of community docs / deed restrictions and send to Buyer

    • If required, ensure buyer completes application and provide Approval to the title company

    TITLE COMPANY:

    • Assist with details and/or contract documents as needed

    • Review Title Commitment, Municipal Lien Search and Estoppel for any complications, provide to Buyer/Seller

      • Close out any open/expired permits; assist with closing HOA violations

    • Make sure new survey is ordered, elevation certificate if needed​

    • Coordinate mail-away closings

    FINANCING:

    • Confirm the buyer has completed their application

    • Assist with details and/or contract documents as needed

    • Make sure appraisal has been ordered, scheduled, and follow up on results

    • Monitor underwriting process through receipt of Loan Approval, followed by CTC

    • Confirm insurance has been bound and received

    CLOSING:

    • Provide DA to the title company

    • Schedule final walk-through

    • Coordinate closing time and place with all parties

    • Send closing instructions to Buyer/Seller, confirm final amount due at closing (Buyer)

    • Review closing statement for accuracy

    • Follow-up on lender's closing documents delivered to the title company

    IF THE CONTRACT CANCELS, we will:

    • Prepare the release and cancellation of contract

    • Send executed release to the title company

    • Ensure client receives their escrow deposit back

    *Dual closing: additional $100 to above fees

    Here's what you do

    CONTRACTS:

    • Submit new transaction form

    • Provide fully executed contract and addendums

    • Have escrow delivered to contract title company

     

    BEFORE CLOSING:

    • Attend home/termite inspections, negotiate terms

    • Meet appraiser, if needed

    • Attend final walk-through and closing

    AFTER CLOSING:

    • Remove lockbox and sign, if needed

    • Collect your commission!
