INSPECTIONS:

Confirm home and/or termite inspections, inform all parties

Monitor repairs and collect receipts/invoices before closing
HOA / CONDO ASSOCIATIONS:

Collect copies of community docs / deed restrictions and send to Buyer

If required, ensure buyer completes application and provide Approval to the title company
TITLE COMPANY:

Assist with details and/or contract documents as needed

Review Title Commitment, Municipal Lien Search and Estoppel for any complications, provide to Buyer/Seller
-
Close out any open/expired permits; assist with closing HOA violations
-

Make sure new survey is ordered, elevation certificate if needed

Coordinate mail-away closings
FINANCING:

Confirm the buyer has completed their application

Assist with details and/or contract documents as needed

Make sure appraisal has been ordered, scheduled, and follow up on results

Monitor underwriting process through receipt of Loan Approval, followed by CTC
-
Confirm insurance has been bound and received
CLOSING:

Provide DA to the title company

Schedule final walk-through

Coordinate closing time and place with all parties

Send closing instructions to Buyer/Seller, confirm final amount due at closing (Buyer)

Review closing statement for accuracy

Follow-up on lender's closing documents delivered to the title company
